Big money in vacant property security

The population suffers whilst the government tries to create an environment of affordable housing for all. The poor supply of houses is a cause of the sharp increase in property prices, making it almost impossible for many people to buy a house.

Local councils and housing associations are feeling the pressure to build 3 million new houses by 2020. The consequences for the environment and the countryside are wide reaching. It is a contentious issue and divides opinion, giving rise to ‘nimbyism’ (not in my backyard).

The government’s response to this was to commission a Pre-Budget Report promising to utilise vacant property. According to data from the Empty Homes Agency, there are currently 840,000 empty properties in the UK. The National Land Use Database has a further 420,000 derelict buildings registered. This comprises of pubs, commercial factories and spaces above shops. The figure is almost a million vacant properties, which amounts to about a third of the government’s target.

It is not always possible to find out who owns the vacant building or why it has been neglected. The local council has always been traditionally responsible for monitoring empty properties and promoting renovation. But it is a recent improvement to see incentives and resourses aimed in this direction.

A similar lack of incentive used to exist for the owners of empty properties. They would argue that they had to rely entirely on the private sector, utilizing the services of a vacant property security specialist. It would be the responsibility of these companies to advise on strategies, including evicting travellers and squatters. Often these eviction services included the removal of hazardous material, whilst affecting a general site clearance.

Squatters generally get the blame for most evils by owners of derelict propeties, although there can be positives to be had. When a derelict site is ‘squatted’ by professional squatters, it can often be advantageous to the owner, in the form of renovation and regeneration. Once these buildings have become secure, they are probably less likely to be targets for vandalism, reducing further maintenance cost.
